Open House Webinar June 8: Big changes to proposed development at 1705 Carling!

You should attend this meeting. The original owner has sold the land to Claridge, which is taking a different approach than what was first presented and requires a zoning by law change. Councillor Leiper is holding a zoom open house/webinar on Monday, June 8 at 7:00 pm. Here are the details of the new proposal:

The proposed development includes two buildings, a rental high-rise apartment building at 22-storeys containing 194 dwelling units and a retirement home at 9-storeys with 160 units. Both buildings will share an underground parking lot which will connect the buildings below grade and contain a total of 234 parking spaces in addition to 19 surface parking spaces. There will be some commercial at grade in the high-rise fronting Carling. The frontage along the retirement home will be active with uses for the retirement home such as hair salon, library, etc. In addition, outdoor amenity spaces at grade, including a recreational area and a garden, are also proposed for the retirement home and located to the rear of the building. Terraces which connect to the interior dining area are also proposed at the rear of the building.

With the previous proposal for the site, there as a parkland dedication for the rear of the property. The parkland dedication requirement is not being met for this proposed development therefore Cash-in-Lieu of parkland is proposed and will be determined through consultation with City of Ottawa staff during the approvals process. The rear yard area along Tillbury Avenue will be landscaped and will maintain the large existing hedge along the south property line.

  1. So the only change being made by developers is to remove the designated parkland in back and instead use the back for an outdoor parking area ? That’s the ONLY change ?
