The City of Ottawa has approved Rezoning and Site Plan Control applications for 424 Churchill Ave. to allow for the construction of an 8-storey residential apartment building containing 58 dwelling units. Construction is slated to begin in early September.
The Ward 15 Office is hosting a virtual pre-construction meeting with the developer’s Project Manager in attendance, to give residents the chance to learn about the details of the construction plans and timeline and ask questions.

Background – Committee of Adjustment granted variances
The latest Committee of Adjustment application in our neighbourhood is for 424 Churchill Avenue, the former Laundry Land site. The Applicant wants to construct an eight-storey, mixed-use apartment building, containing commercial space at grade, 70 residential units and a total of 32 underground parking spaces, as shown on the plans filed with the Committee. The existing low-rise building has already been demolished.
The Applicant seeks the Committee’s authorization for the following minor variances from the Zoning By-law:
a) To permit a reduced parking space rate of 0.44 parking spaces per dwelling unit, for a total of 26 parking spaces, whereas the By-law requires a minimum of 0.5 parking spaces per dwelling unit, in this case 29 parking spaces.
b) To permit a reduced driveway width of 5.5 metres providing access to a parking garage with a double traffic lane, whereas the By-law requires a driveway width of 6.0 metres.
