Rezoning request for seven storey building at 399 and 397 Winston

The City of Ottawa has received a Zoning By-law Amendment and Site Plan Control application to construct a new seven-storey mixed use development with a commercial use on the ground floor and 42 residential units above. Two levels of underground parking are proposed with 18 parking spaces.

The subject site is in Kitchissipi Ward, along the east side of Winston Avenue in the short block
between Madison Avenue to north and Richmond Road to the south. Currently, the subject site
contains two single detached dwellings.

The subject property is current zoned Traditional Mainstreet with a maximum building height of 24 metres (TM H(24)) and permits a broad range of residential and non-residential uses. The propose of the application is to seek relief on the amount of ground floor transparent windows (50%) and active entrances by reducing the requirement to 35%.
